Council approval can feel like the trickiest part of building a granny flat, but it doesn’t have to be. With the right guidance, you can avoid delays and get your project started sooner.
Most Sydney councils fall under NSW’s Affordable Rental Housing SEPP, which allows granny flats to be approved via CDC, a faster and simpler route than a traditional DA (Development Application). To qualify, your block must usually be at least 450 square metres with a 12 metre frontage, and the granny flat must be no larger than 60 square metres.
However, certain heritage zones, flood-prone areas, or unusual lot shapes may still require a full DA. That’s where an experienced builder makes all the difference.
Our team at In House Granny Flats liaises directly with certifiers and local councils to make sure all documentation such as site plans, drainage, BASIX, and engineering is completed correctly and on time.
If you’re unsure where your property stands, we can conduct a free site assessment and guide you through the approval path that best fits your location.
